<p>Our Managing Director, Sarah Barraclough, recently joined BBC Radio 4 to discuss the Office for Budget Responsibility’s optimistic forecast that the UK could soon build more homes than it has in over 40 years. <em><strong>You can listen from 6:17 am on BBC Sounds!</strong></em></p>

<p>The government’s reforms to planning policy, including changes to Green Belt regulations and additional funding for construction skills, are being welcomed in some circles. But for smaller, independent housebuilders like us, the story isn’t so simple.</p>



<p>Speaking candidly on the Today Programme, Sarah laid out the real challenges our industry is facing:</p>

<p><em>“The planning reforms released this week are old news as far as we’re concerned. It’s an ambitious target, but it’s flawed without resource.”</em></p>
</blockquote>



<p>Every day, we’re navigating a planning system that is under-resourced and overstretched. Statutory timeframes are rarely met. Conversations with planning departments, which should be the foundation for collaborative development, are often impossible.</p>



<p>While changes to the Green Belt and public land sound promising on paper, many come with conditions that are simply unworkable for landowners or for SME developers like us. And while unlocking land may benefit the larger national housebuilders, it does little for the SMEs who employ local people, support local economies, and build homes that families aspire to live in.</p>

Introducing The Chadwick and The Woodrow: Canalside Living Redefined


<p>For first-time buyers, purchasing a home is one of the most exciting milestones in life. It’s a moment full of hope, excitement, and a sense of new beginnings. But with the housing market constantly evolving, timing is everything. If you’re considering buying your first home, now might be the perfect opportunity to take the leap, especially given some upcoming changes to the stamp duty rates.</p>



<h2 class="wp-block-heading">What’s Changing?</h2>



<p>Currently, first-time buyers benefit from a special nil-rate stamp duty threshold of £425,000, meaning that if you’re buying a property up to this amount, you won’t pay stamp duty on the first £425,000 of the purchase price. This favourable rate applies to properties with a purchase price of up to £625,000. <strong>However, from 31 March 2025, this threshold will reduce. The nil-rate band will drop to £300,000, and the maximum purchase price to qualify will be £500,000.</strong></p>

Our mission was to help prepare four of<a href="https://www.theprincipletrust.co.uk/"> <strong>The Principle Trust&#8217;s</strong></a> holiday homes located in Blackpool&#8217;s Marton Mere Haven Holiday Village, for the families who will benefit from them. These homes offer a much-needed respite for families facing difficult circumstances, allowing them to spend quality time together in peaceful and calm surroundings, away from the stresses of hospital visits or everyday life.</p>

<p>The clean-up day was filled with hard work, teamwork, and a shared sense of purpose. We were also fortunate to have Zoflora donate cleaning products, which made the task even easier, leaving the homes sparkling clean and ready for their new guests. To keep us going throughout the day, <strong><a href="https://www.theprincipletrust.co.uk/">The Principle Trust</a> </strong>kindly provided us with a lunch and doughnuts – a perfect treat after a hard day&#8217;s work.</p>
