1. General Guidance
The information we share — whether in a brochure, on our website, or through images and plans — is there to guide you. It helps you understand the quality, character and intention behind our homes. It isn’t a statement of fact and shouldn’t be relied upon as such. Everything remains subject to contract, and details may change as each home is finalised.
We’re a company that continually improves what we build. From time to time, the finished home may vary slightly from early information or imagery.
We always encourage you to rely on your own enquiries, inspections, and professional advice.
2. Images & Computer-Generated Visuals
Computer generated images and photography are illustrative. Colours, textures and materials may appear differently on screen or in print. Homes, landscaping and street scenes develop naturally over time, so the finished environment may look different from early visuals.
Images do not constitute a warranty and do not form part of any contract unless specifically incorporated in writing.
Showhomes and marketing photography often include furniture, fittings and upgrades for styling purposes; these are not included as standard.
3. Site Plans
Site plans provide general guidance only. Layouts, parking arrangements, road alignments, and landscaping may change as a result of planning, legal, engineering or technical requirements.
Some developments are delivered in phases. Construction activity, temporary access changes and ongoing works may continue after individual homes are occupied. We will always highlight the anticipated timing around your home so you can plan with confidence.
Adjacent or neighbouring land may also be subject to future planning applications or development outside our control. These can affect views, outlook and the surrounding environment over time.

4. Floor Plans
Floor plans offer an indication of the proposed layout. Dimensions may vary during construction and are given in good faith within normal tolerance. They should not be used for carpets, appliances or furniture sizing; please rely on your own measurements.
Drainage, heating, electrical layouts and window placements may be adjusted to meet building regulations, structural requirements or design improvements.

5. Specification
The specification shown is our anticipated specification at the time of publication. Occasionally, suppliers may be unable to provide certain products, or we may identify an improved option.
When this happens, we follow a clear change-of-specification process . Any change will always be an equivalent or higher-quality alternative. If a change is material, we will notify you.
Photographs, CGI and lifestyle imagery are indicative of style and finish, and may not show the exact fittings used in every home. Some images include optional upgrades which may incur an additional cost.
Specifications do not form part of any contract unless incorporated in writing.
6. Energy Assessments & Sustainability Features
Any references to energy performance are based on Predictive Energy Assessments (PEAs). These may differ slightly from the final EPC, which is confirmed when your home is completed.
Details relating to insulation, heating systems, ventilation, renewable technologies or other sustainability features may change if required by suppliers, regulators or design development. If any material change is needed, we will let you know.

7. Landscaping & Biodiversity
Landscaping, planting and biodiversity features shown in visuals are indicative. Planting will need time to establish and may appear different at early stages.
Landscaping may also be adjusted to meet planning, ecological or technical requirements.
8. Views & Surroundings
Photography, CGI or illustrations showing views or surroundings are a guide only. Views may change over time due to planting, maturing landscaping, future development or third-party land use.

9. Build Phasing & Construction Activity
Many of our developments are delivered in phases. This means construction activity may still be taking place when you move in. We will always explain the timing of your phase, expected access arrangements and any relevant considerations for your specific home.
Timing remains indicative, as construction can be influenced by weather, supply chains and regulatory processes.
10. Tenure Mix & Affordable Housing
Some developments include different types of tenure, including affordable homes, as required by local planning policy. These may vary between phases and are determined as part of the planning process.
11. Development Names
Development names are marketing names and may not form part of the official postal address. Royal Mail determines the final address.
12. Contractual Position
No information in our brochures, website or marketing materials forms part of a contract unless set out in writing and signed by both parties. All details remain subject to contract, inspection and availability.
