Be Home Before the Holidays

The dining and kitchen in the Blenheim at Pendle Farm, Worsthorne

With breathtaking countryside views and a warm, modern-country style, it’s a home that feels rooted in its landscape yet ready for contemporary living.

We sat down with Abbie Lockett of Breathe Home Interiors to uncover the inspiration, thoughtful details and design philosophy behind our latest show home.

Inspired by the Landscape

Driving through the winding moors on her way to Pendle Farm, Abbie knew immediately that this development would be something special.

“Ten minutes before arriving, I drove over some beautiful moors – the views are breathtaking. Worsthorne is a charming village and Pendle Farm is perfectly positioned, with some plots bordering farmland filled with animals. I wanted the interior to feel completely at one with this incredible setting.”

Abbie Lockett – Breathe Home Interiors

The countryside inspired a natural, earthy palette of green, taupe and rust, paired with warm woods and natural textures. These choices allow The Blenheim to blend seamlessly with its stone exterior and surrounding hills.

Creating Harmony Indoors and Out

Abbie’s vision was to ensure the interior enhanced rather than competed with the beauty outside.

“When your surroundings are this beautiful, the interior shouldn’t fight with the landscape. A calming palette creates a peaceful environment that complements the natural stone and rolling hills beyond the windows.”

Designing for Flow and Connection

The heart of The Blenheim is its open-plan kitchen, dining and lounge space – a sociable layout that balances family life with elegant design.

“Open-plan layouts can be a challenge, but they’re one of my favourite things to design. I used key features to guide people through the space: rich green woven curtains reminiscent of the hillside, large landscape artwork to capture the countryside, and a beautiful sage green kitchen visible from the patio doors. It draws you in and connects each area together.”

A Bedroom to Retreat To

Bedroom 1 is a standout moment in the home, designed with both luxury and comfort in mind.

“The room’s generous size allowed for a super king bed, wide bedside chests and space for a fitted wardrobe.
Designed for Family Living

A Moment with Our Interior Designer: The Story Behind The Blenheim at Pendle Farm

Woodrow Island Kitchen at The Willows, Silsden

This three-storey home at The Willows in Silsden, nestled beside a peaceful canal, is a celebration of light, nature, and layered comfort. We sat down with our interior designer to explore the inspiration, styling and subtle details that bring The Woodrow to life.

Bringing the Outside In

Every design journey starts with a sense of place. For The Woodrow, it was the canal-side setting and the lifestyle it evokes that set the tone.

“Before I even consider colour palettes or furnishings, I dive into the setting. The canal, with its gentle wildlife and soft movement, instantly called for a light and calming interior. Everything needed to feel at peace – indoors and out.”

Abbie Lockett – Breathe Home Interiors

The resulting scheme leans into soft blues and greens, delicate textures, and subtle nods to nature – like bird-themed artwork and distressed wood finishes to echo the tranquillity of the water just beyond the windows.

Designing Across Three Storeys

Cohesion is key in a home that spans multiple floors. While each room in The Woodrow tells its own story, a gentle flow ties them all together.

Among the standout spaces, Bedroom 1 holds a special place in our designer’s heart.

The day offered a valuable opportunity to see emerging technologies in action, to hear from other builders navigating similar challenges, and to consider how elements of this work could inform our future design thinking here at Skipton Properties.

On Site at Barton Quarter, Bolton

Matt began the day at Bellway’s Barton Quarter development in Horwich, a site where over 450 homes are being built on a regenerated industrial site. The development also includes Bellway’s new Future Hub training facility. There, Matt took part in a guided walk-through of one of their “Future Homes” under construction, which included a range of technical features such as:

Air source heat pumps

Triple glazing

Enhanced insulation

Underfloor heating

Mechanical ventilation systems (MVHR/dMEV)

PV-ready roof structures

The live site tour helped to demystify how these systems are being implemented in practice, not just on the drawing board and highlighted where practical considerations (like pipework placement or underfloor build-ups) require close collaboration between trades and designers.

Testing Innovation at Energy House 2.0

The second half of the day took place at the University of Salford’s Energy House 2.0, a climate-controlled research facility where homes are tested under a range of weather conditions. Matt was able to explore Bellway’s test home and hear about how its technologies are performing in simulated UK climates, from cold snaps to summer heatwaves.

It was particularly valuable to see how the building fabric and systems are coming together in practice, and to hear first-hand about what’s working well and what’s still being refined.

Taking a Balanced View on the Future

The event, attended by over 30 small and medium-sized housebuilders & suppliers, was framed around the Future Homes Standard – the government’s plan for reducing carbon emissions from new homes. While we fully support the industry’s direction of travel in improving building performance, it’s important to us that any changes are practical, cost-effective, and genuinely beneficial for our homeowners.

As Sarah Barraclough, our Managing Director, recently shared on BBC Radio 4, the balance between environmental ambition and real-world feasibility is something acutely important. Events like these give us the opportunity to observe what’s being trialled, ask critical questions, and think independently about what’s right for Verity & Co Homes and our customers.

What Matt Brought Back

Matt returned with a renewed appreciation for:

The importance of cross-disciplinary collaboration to deliver on emerging design standards

The impact that thoughtful detailing can have on layout efficiency and overall home performance

The potential for certain technologies, like air source heat pumps and mechanical ventilation, to play a role in future-proofing our homes, when applied thoughtfully and in the right context

The importance of how we explain new technologies to our customers to ensure they are used efficiently and optimise their performance

Looking Ahead

We’ll continue to monitor developments in this space while staying true to our design-led ethos and commitment to quality. As ever, we believe that homes should be inviting and practical above all else, built to support families for generations to come, whilst also being responsive to the changing climates we experience.

This visit forms just one part of our wider approach to innovation: exploring ideas, listening to the industry, and ultimately crafting homes that are as considered as they are comfortable.

Learning from the Industry: Matt Visits Future Homes Outreach Day

Designing with Intention

Although the bones of the site were inherited, we approached it like every other Verity & Co Homes community: with care, consideration, and curiosity. We looked at the layout and asked how the neighbourhood would feel to live in; how one home related to the next, how streets flowed, and where the eye was naturally drawn.

One of our first design decisions was the stone. The previous landowner was deeply invested in this development and wanted to leave a legacy. So did we. We chose a beautifully textured random stone that feels timeless, one that nestles effortlessly into the Pendle landscape and makes each home feel as though it’s always belonged.

We also carefully surveyed the views and made sure our homes responded to them, enhancing the outlook rather than interrupting it. We selected neutral, harmonious colours, tones that sit quietly and confidently beside the stone rather than compete with it.

The finishing touches matter too. Farm estate-style fencing ties the development back to its rural roots, and our landscape choices work with the topography rather than against it. At every stage, we asked: Does this enhance the experience of living here?

Rooted in Our Values

We pour this level of detail into our homes because it’s who we are. We’re not building units, we’re crafting communities. Our brand is rooted in Family, Craftsmanship, and Progress, and Pendle Farm is a reflection of all three. It’s a place where design decisions are made thoughtfully, where natural beauty is celebrated, and where future families will feel a deep sense of belonging.

That care has not gone unnoticed. Even before our show home has opened, Pendle Farm has already been exceptionally well received. With just a limited number of homes remaining and strong demand ahead of launch, it’s clear the materials, setting and thoughtful design are already speaking for themselves.

Pendle Farm: Where Craftsmanship Meets Community

As proud trustees of The Principle Trust, we’ve recently supported the Big Skipton Quiz, an event that raised vital funds to give disadvantaged children and families in Yorkshire the chance to enjoy life-changing respite breaks. But our involvement doesn’t stop there. Some of our office team will also be rolling up their sleeves to volunteer at the Settle Beer Festival, a brilliant community event hosted in aid of the Trust. It’s our way of giving back while connecting with the local community in a meaningful way.

Our management team will also be joining the Trust’s Farm Adventure Day for a unique team-building experience that champions our family values. It’s a chance to bond, reflect, and deepen our commitment to working together with purpose, a reminder that our internal culture is just as important as what we build on site.

Elsewhere, we’ve continued to support community sport through our sponsorship of Wharfedale Rugby Club and Fulledge Colts FC. These partnerships help fund kits, facilities and opportunities for young people to thrive through sport, offering more than just fitness, but friendship and self-confidence too.

We also proudly took part in Kicking for a Cause, a local charity football tournament that raised funds for the NHS and helped raise awareness around men’s mental health. Supporting initiatives like these speaks to our belief that well-being is central to strong, connected communities.

At Verity & Co Homes, giving back isn’t a box to tick; it’s part of who we are. We’ll continue to support the causes that matter to our teams, our homeowners and our neighbours, because we believe homes become meaningful when they’re rooted in care, community and compassion.

Beyond the Build: Our Ongoing Commitment to our Communities

The government’s recent proposals to reform the planning system have sparked conversation across the industry. The reforms include plans to delegate decision-making on smaller housing developments to trained planning officers, rather than elected committees, and a £100 million loan fund to support SME developers. The aim? To cut red tape, reduce delays, and boost the number of homes being built across the country.

At Verity & Co Homes (formerly Skipton Properties), we know all too well that planning reform isn’t just about policy headlines – it’s about the real, everyday challenges faced by smaller housebuilders working hard to create homes people love. Which is why we’re proud that our Managing Director, Sarah Barraclough, was invited to share her thoughts on BBC Radio 4’s Today programme, giving a voice to the SME community across the UK.

Sarah welcomed the government’s proposals with cautious optimism, calling the reforms “light at the end of a very dark and gloomy tunnel.” But she was also clear: words alone won’t change the reality on the ground.

“We’ve been talking about planning reform for a very long time. Developments that should take eight weeks often drag on three, four, sometimes five times longer. That delay hits us hard – and the hundreds of local subcontractors who rely on our work.”

Sarah Baraclough, Managing Director

She also spoke about a problem we’ve experienced many times before: delays caused by politically motivated decisions at committee level, which can override professional recommendations from trained planning officers. Sarah stressed that for these reforms to truly make a difference, they must come with real resource, especially more qualified officers to support the planning system and help it function as intended.

“Without certainty, we can’t place orders, we can’t create jobs, and we can’t build homes. We welcome the idea of streamlining decision-making, and we hope local plans start including mandatory allocations for medium-sized sites, something that would make a real difference for SMEs like us.”

At Verity & Co Homes, we’ve always believed that a better future is built from the ground up—by real people, in real communities. We’re proud of Sarah for representing our values and voicing the challenges and opportunities that matter most to our industry.

A Milestone to Celebrate: Tom Raveglia Appointed Permanent Head of Construction

In a positive shift for the UK mortgage market, the Bank of England has reduced the Base Rate to 4.25%, marking the second cut of the year. This reduction is expected to have a significant impact on the housing market, especially for homebuyers and those looking to move into a Verity and Co home.

What Does This Mean for Homebuyers?

For prospective homebuyers, the Base Rate cut is a welcome sign. Mortgage rates, which have already seen a slight decrease in recent weeks, are likely to fall further. The average 2-year fixed mortgage rate is currently around 4.64%, and the 5-year fixed rate stands at 4.60%. As these rates continue to come down, it could make it easier for buyers to secure more affordable mortgages, improving overall affordability and opening up more opportunities to purchase a home.

At Verity & Co Homes, we’re always focused on making homeownership a reality for more people. With the Base Rate reduction, now is an excellent time to explore the range of high-quality homes we have available across our developments. Whether you’re interested in the modern elegance of The Willows, the charm of Bolton Gardens, or the beautiful homes at Croft Mill, this rate cut could bring your dream home within reach.

How Does It Affect Verity & Co Homebuyers?

For those looking to buy a Verity & Co home, this reduction in the Base Rate could also mean more attractive mortgage options. With lenders adjusting their rates, prospective homeowners might find it easier to afford a new build that meets their needs. Plus, with interest rates expected to fall gradually over the next year, homebuyers could see continued affordability improvements.

Moreover, the Bank’s efforts to stimulate economic growth are likely to support the housing market, keeping the demand for new homes strong. This is great news for those who have been waiting for a positive shift in the economy, and it further enhances the value of investing in a Verity & Co home, built with care, craftsmanship, and a family-first approach.

What’s Next for Homebuyers?

While mortgage rates may not drop back to the historic lows of 2021, the financial markets are predicting additional rate cuts throughout 2025. This means that affordability could continue to improve, providing even more opportunities for homebuyers to take the next step towards owning a beautiful home with Verity & Co Homes.

Base Rate Cut to 4.25%: What This Means for Homebuyers and Verity & Co Homes

That’s why we’re proud to work in partnership with Auxesia Homes, a trusted provider of affordable housing, to bring high-quality shared ownership homes to several of our developments.

Together, we’ve recently completed the handover of six shared ownership apartments and three beautifully finished homes at The Willows, Silsden – helping more individuals and families find a place to call their own. These homes are part of our broader mission to support a diverse and thriving community on every development we create.

Auxesia Homes recently shared their thoughts on our partnership:

“Delivering quality affordable housing is always a privilege, and this development is another step toward helping more people onto the property ladder. A big thank you to Jack Hamer & Holly Emmott at Verity & Co Homes for their support and collaboration throughout the process!”

And again, in celebration of another handover:

“These homes have been crafted with attention to detail and finished to the highest standards. We’re excited to see our customers move into their new homes soon and begin creating wonderful memories. Special mention to Holly Emmott & Tom Raveglia for the great work on handover day.”

A Partnership Built on Shared Values

We’ve enjoyed partnering with Auxesia Homes for several years now, drawn together by a shared commitment to building more than just homes. Like us, Auxesia are passionate about creating positive change in communities across the North, with a particular focus on providing affordable homes for those who serve our country and communities—including service men and women, NHS staff, police officers, and more.

Their mission to deliver safe, energy-efficient homes for public service workers, alongside their support of the Armed Forces Covenant, aligns beautifully with our own values: to build thoughtfully designed homes that inspire homeownership and help create inclusive, thriving neighbourhoods.

And as part of our ongoing commitment to creating inclusive and sustainable communities, all of our developments over a certain size include homes available through affordable housing schemes. This ensures that more people – whether first-time buyers, young families, or those simply looking for a fresh start, can experience the warmth, quality, and care that define a Verity & Co home.
