<p>We are thrilled to announce the upcoming launch of our stunning new show home at <a href="https://www.skiptonproperties.com/developments/the-willows-silsden/">The Willows in Silsden</a>. On <strong>Saturday 20th July</strong>, we will unveil the beautiful four-bedroom Emily show home, welcoming visitors from 10:30 am onwards.  We have also just transitioned our sales office from a cabin on-site to the elegant surroundings of ‘The Read&#8217;, situated next door to the Show Home.</p>



<p>As we prepare for our next launch, we thought we&#8217;d take a look at an old favourite: The Whittaker, a Show Home completed at The Green in Glusburn in 2019. The Whittaker house style has a thoughtful layout, with spacious rooms and lots of space for a growing family, and is currently available at <a href="https://www.skiptonproperties.com/property/the-whittaker-plot-30/">Bolton Gardens development</a>, Silsden. Its enduring appeal and timeless elegance make it a beloved choice for many families. </p>

<p>The event saw our office host a fun <strong>Great British Bake Off-style competition</strong> with a pink twist! Each delicious treat had to be pink, and our enthusiastic judges crowned <strong>Holly Emmott</strong> as the Bake Off champion, with <strong>Sarah Barraclough</strong> taking second place and <strong>Cora Mustoe</strong> securing third.</p>

<p>It&#8217;s been a week since our Managing Director, Sarah, had the privilege of attending the <strong><a href="https://www.velux.co.uk/?utm_source=google&amp;utm_medium=cpc&amp;utm_campaign=brand&amp;gad_source=1&amp;gclid=Cj0KCQjwmOm3BhC8ARIsAOSbapX-uMZBwd9s9tLCflMTXIoYjgWbVKbLbMawUFc5dQ8HORPzK2pI0HUaAqZVEALw_wcB">Velux Housing Innovation Trip 2024</a></strong> in Amsterdam. Over the course of three insightful days, Sarah joined fellow SME leaders in the construction industry to explore cutting-edge trends and innovations that are shaping the future of &#8216;healthy&#8217; housing.</p>

<p>The event featured thought-provoking presentations on sustainability, smart building materials, and emerging technologies. These discussions highlighted the critical importance of preparing for the upcoming Future Homes Standard 2025, which will fundamentally shift how we approach energy efficiency and environmental impact in homebuilding.</p>



<p>As an SME developer, the opportunity to engage with pioneers such as Thomas Rau, who champion sustainability, and discover breakthrough innovations like smart windows and decarbonising materials, provided invaluable perspectives. This trip reaffirmed our commitment to building homes that not only meet but exceed future standards, offering long-term value and comfort to our homeowners.</p>



<p>We would like to extend a special thank you to Velux for hosting such an enlightening event and for fostering a spirit of innovation in the industry. Nationwide Building Society recently reported a 3.2% increase in house prices in the year to September, up from 2.4% in August, making it the sharpest annual rise since late 2022. With the average price of a UK home now standing at £266,094, it&#8217;s clear that the market is once again on the move.</p>



<p>This growth follows the Bank of England’s decision to reduce interest rates for the first time since 2020, cutting them from 5.25% to 5%. Lower rates have made borrowing more affordable, encouraging many to make the leap into home ownership. Robert Gardner, Nationwide’s Chief Economist, explained: “Income growth has outpaced house price growth, and with borrowing costs easing, affordability has improved for prospective buyers.” This trend has led to a noticeable increase in buyer activity, which is expected to continue as we approach the traditionally busy autumn period.</p>



<p>Terraced homes have seen the biggest rise, with prices up by 3.5%, followed by semi-detached homes and flats. Detached homes remain a popular choice due to the increased demand for space during the pandemic, with prices rising nearly 26% since 2020.</p>

UK Property Market Gathers Strength: A Positive Outlook for Homebuyers

<p>The latest Zoopla House Price Index reveals a notable resurgence in UK housing market activity, supported by the lowest mortgage rates seen in over a year. With fixed mortgage rates now at their lowest in 15 months, buyer demand has surged, leading to a 25% increase in sales agreements compared to this time last year.</p>



<p>Today’s fixed mortgage rates have already priced in that financial markets expect UK interest rates to decrease over the next 2-5 years, which is further supporting buyer interest and market stability. This is good news for prospective homeowners, as many lenders are offering more competitive rates in anticipation of future interest rate cuts, allowing for a steady increase in market activity. You therefore don&#8217;t need to wait until the next Bank of England base rate review.</p>



<p>Looking forward, Zoopla predicts continued moderate price growth across the UK, driven by both increased buyer interest and a stabilising lending environment.
