Alistar & Ruth - Plot 4 - The Blenhiem - Pendle Farm - Living Room sofa

Minimum deposit, as a share of the price

Government equity loan

Interest-free on the loan

How it works>

Your deposit, from 2.5%

Put down at least 2.5% of the price. You can put down more to make your mortgage smaller.

On a £300,000 home: £7,500

A 20% government loan

An equity loan for 20% of the price, interest-free for the first 5 years and normally repaid when you sell.

On a £300,000 home: £60,000

Your mortgage for the rest

A repayment mortgage from a participating lender covers the remaining 77.5%, so it is smaller than a standard 95% mortgage.

On a £300,000 home: £232,500

Is it for you?

Who the scheme is for

The government has set out who can use Your First Home. You will normally need to be:

  • A first-time buyer
  • Buying a new-build home in England, within the local price cap
  • Making it your main home
  • In a household earning £110,000 or less, or £140,000 or less in London
  • Able to get a mortgage from a participating lender

The full eligibility rules will be published before applications open.

1 OF 4

The equity loan

You own your home from the day you complete. The government is not a joint owner or your landlord.

The loan is interest-free for the first 5 years. Interest is then 1.5% in year 6 and 3% from year 7. On a £60,000 loan, that is about £75 a month in year 6 and £150 a month from year 7, paid separately from your mortgage. These payments do not reduce what you owe.

Repayment follows your home’s value

You repay 20% of what your home is worth at the time, so the amount can go up or down.

  • Bought for £300,000 with a £60,000 loan
  • Valued at £320,000 later: you repay £64,000
  • Valued at £280,000 later: you repay £56,000

You normally repay when you sell, and you can repay some or all of it sooner. Full repayment guidance will be published before applications open.

Thinking of buying sooner?

You do not have to wait to start looking

Our Sales Advisors can show you the homes available now and help you weigh up your timing.

What first-time buyers ask us

Is this the same as First Homes?

No. First Homes sells homes at a discount to their market value. Your First Home is an equity loan, where the government lends you 20% of the price.

Will Verity & Co Homes take part?

Developers can register from the end of this year. Register your interest below and we will let you know whether our homes will be included.

Can I reserve a home now and use the scheme later?

The application rules have not been published yet. Speak to us before you reserve, so we can talk your timing through with you.

What other costs should I plan for?

Legal and mortgage fees, insurance, council tax, maintenance and any estate charges, plus the loan interest after year 5. The government recommends independent financial and legal advice before you commit.

Homes shown above are available now. Whether they will be eligible for Your First Home depends on local price caps and developer participation, which are still to be confirmed.

Register your interest

Hear when pre-registration opens, when the price caps for Silsden, Skipton, Oxenhope and Keighley are published, and whether our homes will be included. Choose General enquiry as the nature of your enquiry.

Scheme details are from the government’s guidance, Your First Home, published 28 October 2026, and may change before the scheme opens. Your home may be repossessed if you do not keep up repayments on your mortgage. Last updated 30 October 2026.
