If you’re ready to complete within 8 weeks, we’ll contribute towards the costs that matter most, so you can step into your new home feeling prepared, not stretched.
Stamp Duty
A contribution towards your Stamp Duty liability (value is plot-specific and capped at an agreed maximum per home).
£1,500 Towards Removals
Provided exclusively via our chosen removals partner, Yorkshire Rhodes, in the form of a gift voucher.
£1,500 Towards legal fees
To support your conveyancing costs.
£500 Towards mortgage fees
Helping cover lender application and valuation charges.

The Smooth Move Package is available on selected plots only and is plot-specific.

Incentives are plot-specific and capped at a maximum agreed value per property.

Offer applies only where legal completion takes place within 8 weeks of the reservation date.

If the build completion date is outside of the 8-week timeframe, exchange of contracts must still occur within 8 weeks of reservation to retain eligibility.

If completion does not occur within 8 weeks of reservation (for any reason outside of the developer’s control), all Smooth Move incentives will be withdrawn.

Stamp Duty contribution is capped at an agreed plot-specific value and cannot exceed the purchaser’s actual liability.

£1,500 removals contribution is provided exclusively via a gift voucher with Rhodes & Rhodes Removals and covers up to £1,500 only. Any excess cost above £1,500 is payable by the purchaser. If removal costs are less than £1,500, no cash alternative, refund or substitute incentive will be offered.
